Ce dernier est ensuite transmis au notaire. Ce document est obligatoire pour mener la<b> transaction immobili\u00e8re <\/b>\u00e0 son terme et aller jusqu\u2019\u00e0 la signature d\u00e9finitive de l\u2019<b>acte authentique de vente<\/b>. Concr\u00e8tement, cette note informe le notaire et le futur acqu\u00e9reur du bien quant \u00e0 l\u2019<b>\u00e9tat financier de l\u2019immeuble <\/b>et la <b>situation comptable du copropri\u00e9taire vendeur<\/b>. Elle reprend, entre autres, les <b>charges \u00e0 payer <\/b>ou encore les sommes que le vendeur est tenu de verser au syndic. Concr\u00e8tement, l\u2019\u00e9tat dat\u00e9 indique les <b>diff\u00e9rentes charges<\/b> qui s\u2019appliquent \u00e0 l\u2019immeuble et dont le futur acqu\u00e9reur devra s\u2019acquitter. La facture pouvait aller de 600 \u20ac \u00e0 1\u2009000 \u20ac en moyenne. Toutefois, l\u2019\u00c9tat a souhait\u00e9 homog\u00e9n\u00e9iser le tarif de ce document obligatoire. Les prix ont \u00e9t\u00e9 vot\u00e9s<a href=\"https:\/\/www.legifrance.gouv.fr\/loda\/id\/JORFTEXT000041617426\/\"> par un d\u00e9cret<\/a> datant du 21 f\u00e9vrier 2020. Il est fix\u00e9 \u00e0<b> 380 \u20ac TTC<\/b> depuis le 1er juin 2020.\u00a0<\/p><p>Les honoraires du syndicat de copropri\u00e9t\u00e9 ne peuvent donc exc\u00e9der ce montant. Facturer au-del\u00e0 de cette somme est donc une <b>pratique ill\u00e9gale <\/b>et peut \u00eatre contest\u00e9.
