Au total, il faut compter entre 7% et 8% du prix de vente pour un bien immobilier ancien, et entre 2% et 3% s&rsquo;il s&rsquo;agit d&rsquo;un bien neuf. Si vous souhaitez calculer pr\u00e9cis\u00e9ment vos frais de notaire, il vous faut alors calculer les droits de mutation, les d\u00e9bours, et les \u00e9moluments du notaire.<\/p><p><strong>Les droits de mutation<\/strong><br \/>Les droits de mutation, ou droits d\u2019enregistrement, se d\u00e9composent en 3 taxes :<\/p><ol><li>Une taxe d\u00e9partementale \u00e0 hauteur de 3,80% ou 4,50% (selon les d\u00e9partements) du prix de vente du bien ;<\/li><li>Une taxe communale au taux de 1,20% du prix de vente ;<\/li><li>Une taxe nationale \u00e9gale \u00e0 2,37% du montant de la taxe d\u00e9partementale.<\/li><\/ol><p>Il faut ajouter \u00e0 cela la contribution \u00e0 la s\u00e9curit\u00e9 immobili\u00e8re, li\u00e9e aux formalit\u00e9s d\u2019enregistrement et de publicit\u00e9 fonci\u00e8re. Cette derni\u00e8re, vers\u00e9e \u00e0 l\u2019\u00c9tat, s&rsquo;\u00e9l\u00e8ve \u00e0 0,10% du prix de vente du bien, avec un minimum de 15 \u20ac.<\/p><p>Dans le cas de l&rsquo;acquisition d&rsquo;un bien immobilier neuf, seule la taxe d\u00e9partementale s&rsquo;applique, et \u00e0 un taux r\u00e9duit de 0,71%. Cela explique que les frais de notaires soient r\u00e9duits pour l&rsquo;achat d&rsquo;un bien immobilier neuf.<\/p><p><strong>Les d\u00e9bours<\/strong><br \/>Les d\u00e9bours permettent de r\u00e9mun\u00e9rer les diff\u00e9rents intervenants, aidant \u00e0 la constitution du dossier de vente. Il faut alors compter en moyenne 1% du co\u00fbt total des frais de notaire.<\/p><p><strong>Les \u00e9moluments du notaire<\/strong><br \/>Appel\u00e9s aussi \u00e9moluments de vente, ils correspondent \u00e0 la r\u00e9mun\u00e9ration du notaire en charge de la transaction immobili\u00e8re. Ces \u00e9moluments sont calcul\u00e9s selon un bar\u00e8me d\u00e9gressif, appliqu\u00e9 par tranche du prix de vente. Ce bar\u00e8me \u00e9tant d\u00e9fini par la loi, le montant des \u00e9moluments est donc le m\u00eame pour tous les notaires. Voici les pourcentages (hors TVA \u00e0 20%) \u00e0 appliquer selon le bar\u00e8me en vigueur depuis le 1<sup>er<\/sup> janvier 2021 :<\/p><ul><li>Jusqu&rsquo;\u00e0 6 500 \u20ac : 3,870%<\/li><li>De 6 500 \u20ac \u00e0 17 000 \u20ac : 1,596%<\/li><li>De 17 000 \u20ac \u00e0 60 000 \u20ac : 1,064%<\/li><li>Au-del\u00e0 de 60 000 \u20ac : 0,799%<\/li><\/ul><p>Par ailleurs, le notaire peut accorder une remise, de 20% maximum, sur ses \u00e9moluments lorsque le prix de vente est sup\u00e9rieur \u00e0 100 000 \u20ac. Cette remise est facultative et doit \u00eatre appliqu\u00e9e uniform\u00e9ment \u00e0 l\u2019ensemble de ses client\u00e8le si elle est consentie par le notaire.<\/p><p>Enfin, des \u00e9moluments de formalit\u00e9s peuvent s&rsquo;ajouter \u00e0 ces \u00e9moluments de vente.
